Regional Real Estate Markets in countries of the Visegrád Group
Disertation abstract:
This dissertation project aims to examine the behaviour of real estate prices and identify their determinants across regions of countries of the Visegrád Group. Initially, the relationship between property prices and macroeconomic fundamentals will be established. Furthermore, we will analyze the effects of a wide range of additional factors. After a full regression model is identified, its robustness will be verified by excluding outlier regions from the sample. These groups of regions will be analyzed separately, thus enabling us to closer examine the regional differences. Similarly, the developments of the relationships between property price and its determinants across time will be analyzed by dividing the dataset by time dimension. Last but not least, using residual-based price misalignment indicators and error correction model on both the restricted and full model for all regions, we will establish wheter or not economic fundamentals are enough to explain property price dynamics.
